A rare penthouse in the crossroads of Sutton Place and Midtown, Penthouse-U is one of the few homes with a private landscaped terrace. This space was designed by fine artist and interior designer, Brian Leighton; transforming PHU into a move-in ready home.

$1,902 a month is the tax deductible portion of maintenance; a great incentive!

This one bedroom is a corner home located on the very top floor of a full service co-op building, The Sterling. PHU has an expansive renovated living room, open kitchen, and chic bedroom all surrounded by private outdoor space.


The transformation is evident from when you enter into the home- all living, bedroom, closets, kitchen and hallway flooring has been replaced and updated to hardwood wide plank floors. The baseboards in the living room were refinished to match the hardwood floor and create a better aesthetic flow of natural materials. Also not to be missed is the row of closets in the entry hallway that were custom designed by Creative Closets.


The windowed kitchen was also renovated, opened and brightens the whole home. Elements such as Prima Bianco cabinets, penny floor tile, new white waterfall countertops and geometric ceramic backsplash tile were all professionally installed. All appliances were also newly installed during the renovation and include a stainless steel Fisher and Paykel fridge, dishwasher, as well as Whirlpool microwave and gas oven/stovetop.


Off the living room is sliding door access to the private south-west facing terrace - great for gardening. The space wraps around on both the living room and bedroom side, creating set back privacy throughout. In fact, the whole apartment faces south west with an abundance of natural light all day.


As you turn into the bedroom, you’ll notice a unique feature. A recessed backlit shelf which can frame up to a king size bed, and creates the perfect mood lighting and lends itself for additional storage. The bedroom closet was also expanded to be a walk-in and designed by Creative Closets.


The window treatments in both the living and bedroom are Hunter Douglas and the Shade Store brand; custom outfitted for the space.


The Sterling Co-op, also recently leased out space to a third party storage facility which allows owners to rent additional storage units when needed. There is also an incredibly convenient parking garage directly next door to the building.


The Sterling is a full service Pet Friendly cooperative with an excellent staff and resident superintendent. The building amenities include a laundry room, roof deck and a third party storage facility accessible through the building itself. The building allows pied a terre, guarantor purchases and has a sublease policy after two years ownership. This fabulous midtown location is steps from the Lexington/3rd Avenue Subway, cross town 57th Street bus lines, a close walk to Central Park South with fabulous restaurants including La Marea and the Four Seasons a short walk west.
