Designed by architect Joel Sanders and featured in numerous publications, this reimagined loft inside the Christodora House is more than a home- it's a modernist icon offering a truly rare combination of comfort, enduring style, and a window to the vibrancy of the city. Floating above Tompkins Square Park, the residence occupies a rare liminal space where structure and landscape dissolve into one another. Through original steel-framed windows, the park and skyline become a living mural, while light and volume are treated as primary materials in the architecture itself.
Originally two apartments, the space has been reconstructed into a singular, flowing environment with white-washed hardwood floors and a restrained, monochromatic palette. The living area features luxurious seating integrated into the custom millwork that optimizes the views and space. Every element serves the composition, creating a quiet, immersive atmosphere where architecture moves in concert with the day's shifting light.
The kitchen is both sculptural and functional, with hidden Miele appliances, integrated refrigerator drawers and wine fridge, frosted black glass cabinetry, and a geometric floating island that bridges service and design. In the sleeping quarters, the floating bed and nightstands are seamlessly integrated into the architecture, creating a modernist suite. Bespoke closets vanish behind pocket doors, creating seamless transitions between public and private space. The bathroom continues the modernist dialogue with matte black stone, a deep Japanese soaking tub, and a frosted glass partition.
Throughout the loft, central air, radiant heat, a Sonos-powered Bowers & Wilkins sound system, and a custom Lutron lighting system-powered by the same LED technology as the Empire State Building's spire-allow the vibe to shift with your mood.
This serene loft sits just above the lush treeline of the recently restored and replanted Tompkins Square Park.
