This 2-year first lease can be renewed in 1-year terms. Please note the apartment is occupied until August 1st.
 
In the heart of the Upper East, Belmont 79 is a 107-unit, smoke-free cooperative, built in 1964 and converted in 1984, with a full-time doorman and live-in super. Over the past several years, Belmont 79 has completed a variety of upgrades: renovated hallways, now with both Spectrum AND Verizon fios, a cell phone-based intercom system, renovated laundry and mail room, new elevators (cables and electric) and conversion to natural gas. New windows for the entire building are being installed this year. Guarantors from New York City, Long Island and Westchester are welcome, but pressure/flex walls and pets, except for service or emotional support animals, are not permitted.   

Fees: $20 application fee, $500 app deposit (which is applied to the first month's rent), the balance of the first month's rent and 1 month security.
